Erik met with my husband and I for about two hours to just learn about us and what we were looking for. My husband wanted new construction that was move in ready, I wanted an older home with good bones and character. He talked us through the pros and cons of buying a foreclosure vs a regular sale as well as the lending process. That evening he sent us about 25 listings to start us off with, that ran the spectrum of our needs. He gave us a tool to rate them and to discuss them, which was very helpful. He even humored us when we considered looking in another county, allowing us to work through the pros and cons of price versus quality of life. There were a couple days when we looked at least 8 different houses and he remained pacient through the entire process (even with two kids under the age of 6 running around). Every question we had, he answered. When we found our house, he helped us navigate the process of putting down an offer and countering. He gave us great advice regarding where the seller was at and how flexible they might be. He explained every page of the contract. Once our offer was accepted, he provided vendors to cover all the inspections and walked us through all the necessary steps. He was very thorough in writing out our adendums of what needed to be done prior to us closing, and negotiated all of our needs so that everything we asked for was completed. We have a child with allergies, and he made sure that all the allergy concerns were dealt with, without us even asking. We would text with questions and requests, and he had already thought of it and had it completed or was already in the process of getting it completed. I am a first time homebuyer, but Erik made the process easy and unthreatening. We've been in our house a little over a month, and every morning I wake up happy! I would gladly recommend the services of Erik Grooms to any home buyer, and in fact, I already have!
